Smart Pricing automatically adjusts your vehicle's nightly base rate based on demand and similar vehicles in your area. You set the boundaries and the strategy; Smart Pricing works inside them.
You are always in control: Smart Pricing only moves rates within the minimum and maximum you set, and it never changes the rate on a reservation that is already confirmed.
Which vehicles can use Smart Pricing
Smart Pricing is available for:
- RV and Auto vehicles
- Vehicles based in the United States
If your vehicle is outside the US, or is a category other than RV or Auto, the Smart Pricing section will not appear on the Prices tab. Your rates will come from your base rate and any pricing rules you've set.
Setting up Smart Pricing
Smart Pricing is configured per vehicle, not per account.
- Go to Vehicles and select the vehicle you want to price.
- Open the Prices tab.
- Under Smart Pricing Mode, choose a strategy.
- Enter a Minimum Base Rate and a Maximum Base Rate.
- Save.
Choosing your mode
| Mode | What it prioritizes |
|---|---|
| Off | Smart Pricing is not applied. Rates come from your base rate and pricing rules. |
| High-occupancy | Lower rate, more bookings |
| Balanced (recommended) | Even mix of rates and bookings |
| Premium | Higher rate, fewer bookings |
Setting your minimum and maximum
The Minimum and Maximum Base Rate act as a hard gate. Smart Pricing will never price below your minimum or above your maximum.
Important: Set a realistic minimum and maximum before you turn Smart Pricing on. If you enable Smart Pricing and leave these fields at $0, your rates may not calculate as expected. If you see unexpected pricing after enabling Smart Pricing, check these two fields first.
Why a rate changed
Smart Pricing shows you the reasoning behind every rate it sets. From your calendar, click a Smart Price to open a breakdown of the factors behind it:
- Local demand — how busy your market is right now
- Seasonal trends — where the date falls in your area's season
- Weekend vs. weekday — weekend and weekday demand are measured separately
- Vehicle traits — how your vehicle compares to similar vehicles nearby
- National demand trends — the broader market direction
You can override the rate directly from this view.
Seeing Smart Pricing on your calendar
Turn on Show Prices on your calendar to see every day's nightly rate across your fleet. Each price carries an indicator that tells you where the number came from:
| Indicator | Meaning |
|---|---|
| Orange dot | Smart Pricing is on and setting this rate |
| Grey dot | You manually overrode Smart Pricing for this date |
| No dot | The rate is your base price, or comes from a pricing rule |
Overriding a Smart Price
Drag across a date range on the calendar and set a price directly. That date switches to a grey dot, and your manual rate replaces the Smart Price for those days.
You can apply the same manual rate to several vehicles at once by selecting multiple vehicles before you drag, or by using the top toggle to select your entire fleet.
Note: You can't start a quote from the Calendar Pricing view. Exit the pricing view and use your regular calendar to start a quote.
How Smart Pricing works with your other pricing rules
Smart Pricing sets the base nightly rate. Your other pricing rules still apply on top of it.
For example, if you have a 10% discount for trips of 5 nights or more, that discount applies to the Smart Price, not to your original base rate.
What you'll see on the calendar: the calendar shows your base price, your Smart Price, or a combination of your base price and any date-based rule (like a weekend rate).
What the calendar can't show: rules that depend on the details of a specific trip won't appear on the calendar, because the calendar doesn't know the guest's trip yet. This includes:
- Trip-length rules — the calendar doesn't know whether a guest is booking one night or a week
- Advanced or search-date pricing
If a guest's quote doesn't match the calendar number, one of these rules is usually the reason.
Frequently asked questions
Do I still set my own prices? Yes. You set the base rate, the minimum, the maximum, and the strategy. Smart Pricing only works within the boundaries you define, and you can override any individual date.
Will Smart Pricing change a booking I've already confirmed? No. Smart Pricing never adjusts the price of an existing, confirmed reservation.
How often do rates update? Smart Pricing rates refresh daily to reflect current booking trends in your area.
Can I turn it off? Yes. Set Smart Pricing Mode to Off on the vehicle's Prices tab. Your rates return to your base rate and any pricing rules you have configured.
Why don't I see Smart Pricing on my vehicle? Smart Pricing is available for US-based RV and Auto vehicles. If your vehicle doesn't meet both conditions, the section won't appear.
Does Smart Pricing apply to my direct bookings and my marketplace bookings? Smart Pricing sets the nightly rate on your vehicle, so it applies wherever that vehicle is bookable.
